    Declutter and deep-clean every room

    Clear countertops, personal photos, and excess furniture before the camera arrives. Clean rooms read as larger and let buyers picture themselves in the space.

    Get the lighting right

    Open blinds, turn on every lamp and overhead, and replace dead or mismatched bulbs. Even, warm light is the single biggest difference between a snapshot and a photo that sells.

    Add a twilight shot when the exterior earns it

    For homes with strong curb appeal, outdoor lighting, or a view, a twilight or dusk exterior is the image buyers remember and the one that earns the click.

    Include an interactive 3D tour

    A walk-through tour lets out-of-area and busy buyers explore at any hour. It pre-qualifies interest so the showings you do book are with serious people.

    Provide an accurate floor plan

    A clear floor plan answers the layout and flow questions photos cannot. Buyers and their agents use it to decide whether a home is worth a visit.

    Use drone and exterior shots where the lot matters

    Acreage, a view, proximity to the river or hills, or a generous lot are best shown from the air. Skip the drone on a tight in-fill lot where it adds nothing.

    Caption each image with the correct room and any genuine highlight. Misleading labels erode trust the moment a buyer walks in and waste everyone’s time.

    Make the listing fast and mobile-friendly

    Most buyers browse on a phone. Compress media so it loads quickly and make sure the photos, tour, and details all work cleanly on a small screen.

    Stay consistent across every channel

    Use the same hero image, room order, and description on the MLS, Zillow, social, and email. Consistency builds recognition and keeps the listing looking deliberate.

    Give the home its own dedicated property site

    A single, clean page for the property — tour, photos, floor plan, and a clear next step — is easy to share and looks far more premium than a portal link alone.

    Put one clear call to action everywhere

    Tell the buyer exactly what to do next: book a showing, request the floor plan, or call the agent. One obvious action beats three competing ones.

    Follow up on every enquiry quickly

    The best media in the world still needs a fast human reply. Respond to questions and showing requests promptly while interest is hot.
